Your options

Two honest ways to sell

Start with a straightforward conversation, then pick the path that fits your situation.

Sell directly to me

I buy as-is, so there are no repairs and no showings. You choose the closing date, as few as 7 days when title is clear and we’re both ready. No agent commission on my side. In exchange for speed and certainty, my offer may be lower than what a full listing could bring.

List it with me

If your home is in good shape and you have time, listing with a Realtor can bring a higher price. I’m a licensed broker, so I can do that too, with the usual commission and costs. Learn more at lavelljackson.com.

I’ll go over both numbers with you and tell you which one I think fits your situation. When you sell directly to me, I am the buyer, not your agent.

Lavell Jackson - Licensed Kentucky Real Estate Broker

Meet your local buyer

Broker, investor, and veteran.

I am a licensed Kentucky real estate broker with RE/MAX Five Star Properties. I’m also a retired U.S. Army veteran and I invest in Kentucky real estate. My local experience helps me give homeowners clear choices, whether that means I purchase a property directly for my own account or help them explore a traditional listing.

When I buy directly, I am the buyer—not your agent. If you choose to list, that is a separate brokerage relationship and service. I will explain the difference so you can make an informed decision.

Questions sellers ask

Know what to expect before you make any decision.

Do you really buy houses in any condition?+

Yes. I buy as-is, so you don't have to repair anything. My offer depends on the condition, the location, and the title, and I'll explain how I got to the number.

How fast can you close?+

As few as 7 days when title is clear and we're both ready. You choose the closing date, and many sellers pick a later one.

Do I pay commissions or fees?+

When you sell directly to me, there's no agent commission on my side and no fee to get an offer. I can also cover the seller's normal closing costs. Your mortgage payoff and prorated property taxes still come out of the sale proceeds. We'll put exactly who pays what in writing before you agree.

How do you decide what to offer?+

I look at the home's likely value, the repairs it needs, the market, and the terms we agree on. I explain the numbers so you can compare them to listing.

Are you a real estate agent?+

Yes, I'm a licensed Kentucky broker. When I buy from you directly I'm the buyer, not your agent, and you're free to talk to your own attorney or agent first.

What if I still owe on my mortgage?+

Your payoff is paid from the sale proceeds at closing. If you owe more than the house is worth, call me and we'll talk through your options.

Are 'we buy houses' companies legit?+

Most are real businesses, but the industry isn't tightly regulated, so check before you sign. Ask about fees, proof of funds, how the offer was calculated, and assignment language. See our guide, Are Cash Home Buyers Legit.

Which towns and ZIP codes do you buy in?+

I focus on Hardin County (Elizabethtown 42701, Radcliff 40160, Vine Grove 40175, Fort Knox 40121, Rineyville 40162, and nearby towns) and Jefferson County (Louisville 40202 and the surrounding ZIP codes, Jeffersontown 40299, Shively 40216, Valley Station 40272, and more). See the county pages for the full lists, or send me your address.
